Buyer Tips, Part 3: Why Get a Home Inspection?

I don’t know about you, but I don’t enjoy crawling underneath a house in the heat of summer to fix a broken pipe or finding out that my electrical system needs to be brought to code. There are many tasks that come with the territory of being a homeowner, but some of these items can be caught before you ever sign the dotted line. Have a qualified home inspector look at the house for you.

An inspector can’t predict the future or identify what’s referred to in real estate terms as “latent material defects.” He can however, give your future home a thorough inspection and provide a report on their findings. He will climb into attics, walk on top of the roof, investigate a crawlspace, examine the foundation, and test every electrical and plumbing component of the house. He will also provide you with a list of items that didn’t pass inspection, and that need repair or replacement. Depending on your contract, you may be able to create a list of requests (with your agent’s help) to present to the Seller and ask that these items be addressed prior to closing.
