Turn on the Lights

It’s hard to imagine what life will be like living in a home when it’s dark inside! On the day of the showing, turn on every light, lamp, and recessed light in your home. Open all blinds, drapes, and shades to let in amble natural light as well. Although it may be a sunny day, turning on all the lights will truly let your home shine!
Keep it Comfortable

Before leaving your home for a showing, make sure that the temperature is set at a comfortable level. We recommend setting the thermostat at 70 degrees year round. This will keep the house cool or warm depending on the time of year and allow for air flow.
Light a Candle or Two

Candles are a great way to add ambiance to your home during a showing. Make sure to light light, subtle candles that don’t emit strong odors that may cause your buyers to sneeze! Comforting smells like freshly brewed coffee or cookies can be appealing to potential buyers. If you do plan on lighting a few candles, make sure to return shortly after the showing has ended to blow them out.
Make Sure it Looks Clean

Cleaning seems so obvious but it can become difficult when you’re juggling multiple priorities at once. Deep clean each weekend prior to any showings or open houses and make sure that bedspreads are straight in all bedrooms, carpets vacuumed, countertops wiped down, and any shoes, toys, or miscellaneous items are put away out of sight.
An easy way to make sure that a room is clean is by having designated bins in closets and cabinets for belongings. Before a showing, place everything in the bin and properly store it away. That way, after the showing as concluded, it’s easy to remove them from their hiding spot.
Take Fido for a Walk
We all love our pets but a buyer may not. Whenever you have a showing, make sure your beloved pet is out of the house either on a walk, in a boarding facility, or with a friend or neighbor. Make sure that their food bowls, bedding, and toys are placed inside of a closet as well. If you have a cat, make sure that the litter box is always clean and put away during the showing.
Turn on Music
Adding light ambient music is a great way to show off your home’s potential to a buyer. If you have Bluetooth recessed speakers, you can easily play light, classical music that can fill your home. We recommend our sellers to play light classical or jazz music when there is a showing. Just make sure that it’s not too loud! Keep the volume at a reasonable level, we recommend having it placed at volume 3 or 4.

This are incredibly important to display during every showing and open house so that buyers can take one as a reference. Buyers see many homes in one tour and often forget special details about a home that they liked. Your home has made a positive impression during the showing, make sure they don’t forget about it by leaving the brochures on an entry way table or the kitchen counter.
